SECURED LOAN

Invest your money by opting for a 1st charge security loan.  This is the most secure loan type…

SECURED LOAN
First Charge Security Loan

Invest your money by opting for a 1st charge security loan.  This is the most secure loan type, and most passive investment we offer.  Investors have very little involvement, other than signing a few legal documents agreeing to the loan specifics.  Your loan is provided to fund a REWD refurbishment or conversion project, with 1st charge security on the asset purchased, which will always be worth considerably more than your cash investment.  Effectively, you as the investor become the bank for REWD, and we pay you the agreed interest returns for the providing the loan to the business.

With this investment type, your investment is protected (“the security”) with arguably one of the safest asset classes – property.  Not only that, we offer superior returns from 5% APR, well outstripping what the banks offer.  Interest can be paid monthly or rolled up and paid at the end of the term.  Being paid at the end of the loan term creates an improved cash flow position for REWD, meaning we can pay a higher rate of interest for that option.  Loans are for a minimum of 6 months, a maximum of 24 months, but we will always pay you a minimum of 12 months’ interest, even if we pay you back before that (which can generate some nice extra returns).

A solicitor is appointed to represent you to ensure this process is formalised, and what’s more, all the associated costs are covered by REWD.  There are no fees whatsoever to you as the investor.  The interest rate agreed is what you have returned (no costs / no caveats).

Lower Security Loan

This investment type is similar to the above option, with the only difference being a slightly lower level of security over your loan.  For example, this may be a 2nd charge security on a property, a bond & floating charge over company assets, or a general unsecured business loan, depending on your attitude to security.  In exchange for these lower security options, interest rates are higher and start from 7.5% APR.

This is a hybrid style of secured loan investment and property investment training.  This investment method is unique to the REWD Group, for people wishing to start their property investment journey in a safe and structured way.  With this product, we offer the opportunity to finance one of our projects on a 1st charge security basis, together with the additional benefit of working with us throughout that project, to learn key property investment principles, to help you on your own journey in the future.

You provide the loan and earn an interest, whilst learning all about property investment.  We will work very closely with you, to make sure that at the end of the project we are involved in together, that you are now ready to take the next step towards building your own portfolio.  Interest rates are slightly lower than a standard secured loan to reflect the value of the training provided.
